THE MARKET IN OUR AREA

It has to be said that although thousands of people come here to the Southern Costa Blanca for their holidays, this area is no Marbella or Benidorm. And good job too, that’s why we live here, that’s why we like it here and that’s why we invested our hard earned cash here… But many of those who holiday here have their own place or they use a friends house, likewise the golfers who may also come on pre-booked organised trips. So we don´t have a huge holiday market outside the school holiday periods, although the better properties can still attract several weeks rental outside July and August.

What we do have here though, is a large working community, ideal for long term rentals, and new houses still being built. As the Costa del Sol gets ever more overcrowded and expensive, this area is becoming more and more popular. Although the building of new houses here has slowed, there are still many on-going projects and commercial developments, helping to create new jobs and therefore potential tenants. Many new-build projects are completed later than scheduled, creating a mid-term rental market.

So the future is rosy but all things take time. First we have to decide whether to opt for long term rentals (3 months or more) or short term holiday lets, or maybe try for a bit of both! Below is a brief summary of the advantages and disadvantages of each option.

At Premier Rentals we specialise in longer term rentals and have built a reputation for trouble-free rentals due to our diligence in tenant vetting, effective, fully legal contracts, and prompt resolution of any problems that may arise.

We market your property for long term rentals via our network of collaborting agents and websites but most tenants come from recommendation, walk-ins, local signage and newspaper ads, so the long term market is fairly self supporting. In recent months the rental market has become extremely competitive so it is important, now more than ever, to ensure your property offers a high standard of accommodation, is fully equipped and is marketed at a reasonable price.

So how can we improve your chances of attracting more holiday rentals?

  • We advertise your property on various other holiday websites
  • We advertise your property on noticeboards and with house signage

However there is only so much we can do here in Spain. With thousands of properties being added to internet holiday websites every week, and while we do what we can to make your property as appealing as possible, supply far outstrips demand.  So what can you do to improve your rental week rate?

  1. There are several websites where, as a private owner, you can advertise for free or very little. Check them out yourself or we can send you an up-to-date list when you register with us.
  2. Noticeboards and intranet at work, local newsagents, supermarkets etc. A simple card will suffice and is a very cheap way of advertising. If you don´t know how do do this yourself we can send you a template of your property for you to copy or print out as many as you want.
  3. Some local papers offer free lineage advertising, check them out
  4. Consider adding extra facilities to attract renters to your property such as UK TV, air conditioning, heating, upgrading furniture etc. Maybe a barbecue, coffee maker or juicer, books, DVDs, radio/CD player, even a playstation or internet connection. We can make sure items are locked away when the property is empty.
  5. Consider Special Offers like late availabilty deals, free welcome packs, 3 weeks for the price of two etc. All these things will create appeal and encourage visitors to return.

If you do receive direct enquiries, here are a few tips for responding to ensure enquiries turn into bookings:

  • Always answer emails or return phone calls promptly
  • Be honest about the location, distance from the beach etc
  • Offer extra services such as airport pick-up, welcome packs, golf course bookings – people are usually OK with paying extra for the convenience
  • Be flexible with extra services – remember if you don´t have a high chair or bikes or a cot, we can always hire them
  • Sell the area. Prepare a local guide listing emergency telephone numbers, recommended restaurants, local sports facilities etc. Offer to send this to potential renters before they arrive.
